Elderberry Site Plan


The site plan for Elderberry was approved by the Person County Planning Board in June 2010 and by the Person County Commissioners in August 2010. Download site plan as PDF.

The following description will assist you as you view the site plan:

The Elderberry Common House is located centrally with housing units surrounding it. The Common House is a 2,800 square foot Deltec design (see
DeltecHomes.com) with a large kitchen, pantry, eating and sitting area, coffee bar, two bathrooms, media room, two multi-purpose/guest rooms and a laundry room.

To the southeast of the common house is an old hand-hewn log house that will be restored (noted as “Future Craft House” on the plan). The rebuilt porch of the log structure will serve as a sitting area, looking northward into a grove of walnuts and redbuds, and an old chicken coop (soon to be in use). A natural – looking swimming pool is planned. A pedestrian walkway circles this common area.

Surrounding this common areas are 18 homes, 350-1200 sq. ft., each, grouped as five duplexes and two quadraplexes (slightly different from plan shown). Several of the house sites are on excellent sites for solar. The other homes are in sparsely wooded areas. There are a few very old, large oak, maple and walnut trees near the common area.

There are two wells on the site, both on the sou
th end of the property near Rougemont Rd. The area surrounding the eastern well is an excellent site for solar panels. There are 4 septic systems in two areas, one near Elderberry Lane and one near Dean Duke Trail (Eastern boundary of property). Access to Elderberry is off of Rougemont Rd on Elderberry Lane. Parking is centralized in a circular parking area just south of the old log home.

The west side of Elderberry lane is being developed as gardens and shops (currently including metal-working shop, barns for equipment storage, garden shed and smokehouse). A large vegetable garden is planned between Elderberry Lane and the common house.
