90 Elderberry Lane
Welcome to 90 Elderberry Lane, our one tiny home in our 18-home community!
With 325 square feet of indoor living space, this home, called Little Berry, has everything you need to live simply with wonderful amenities.
From Mike the owner ~ Tiny homes offer the advantages of ease of maintenance and reduced costs. How much do you want to deal with an abundance of stuff at this stage of your life? What is important to you, people or things?
Here are two examples of what living in a smaller space has meant to me: I can clean my entire house in one hour and my costs in general are much less than a standard sized home. The simplicity of living in a tiny home does not mean scarcity. It just makes those things that matter even richer.

Before entering Little Berry, you are greeted with a beautifully stenciled door with a leaded glass window.
Once inside, the open floorplan appears much larger than the actual footprint.
Thanks to Mike’s thoughtful design, the living and sleeping quarters exist in the same space.
During the day, almost the entire 12’ x 16’ living room area invites you to make this your own unique home layout. When it is time for sleep, a full-sized Murphy bed easily folds down to create an intimate bedroom.
Little Berry’s 12’ long galley kitchen includes everything you need to create meals from simple to gourmet.
The ample refrigerator, microwave, portable induction cooktop, countertop oven, and single sink are all part of this versatile kitchen area. The space is open under the sink to provide ease of use if using a wheelchair or chair.

One of the main highlights of Little Berry is the bathroom. An impressive 12’ x 8’ space is devoted to this room. In a word – luxurious, which is not often said about a tiny home.
The bathroom or spa includes both a soaking tub and a tiled shower.
The Marmoleum flooring is made with completely natural materials and no VOC. It is an environmentally friendly alternative that is easy to clean and anti-static, meaning dirt is repelled.

The bathroom is designed to be easily accessible. It includes a five-foot turning radius, multiple grab bars, wall hung sink, and transferable four-foot shower with a folding teak transfer seat.
If all this was not enough amenities, the storage offerings are plentiful and abundant.
In the bathroom there is storage above the doorway extending the entire 12’. And beside the four-foot shower is an ample closet that will hold all your linens as well as toiletries.

Speaking of closets, Little Berry continues to amaze with two more closets in the main room. One holds the hot water tank but leaves plenty of room for additional storage. The other has rod space for both hanging clothes and shelves.
Standing in the parking lot, a custom, permeable paver walkway beckons you to visit Little Berry and its 10’ x 15’ covered patio. This porch easily adds more space to this tiny home by making the outdoors part of the living space. North Carolina’s mild weather makes this feasible most days and nights of the year.
Looking up in the covered patio is a fabulous hand painted mandala with a ceiling fan.
Surrounding the patio are beautiful glass tiles that invite the community to come sit and enjoy a cold beverage at Little Berry’s handmade bar.
Items that stay with Little Berry include: refrigerator, microwave, portable induction cooktop, countertop oven, TV / DVD player, outdoor patio bar and window treatments.
Items that are negotiable: Murphy bed without the mattress, and porch furniture.

A rare opportunity is now available for a 1200 square foot home!
This two-story, half of a duplex, was the first one built at Elderberry and has a multitude of features that make it perfect for a couple (or single) to enjoy!
This two-story, half of a duplex, was the first one built at Elderberry and has a multitude of features that make it perfect for a couple (or single) to enjoy!
The 9-foot ceilings and open plan kitchen-dining-living area allow you to enjoy a lovely view from this end unit.
To your right as you walk in is a sun filled room. It could be used as an office, or whatever you like. It’s hard not to be distracted by its two sets of windows that look out on the trees and lawn around the Common House as well as up the pedway. (If you’re an early riser, this is your sunrise room.)
And to your left is a sleek modern kitchen with another window on the world, and room for a chef and assistant.
From the bar you can eat while looking out that south-facing window or friends can sip a drink while chatting with you in the kitchen.
For sit-down meals a bay window can frame your dining room table, with plenty of space around it. And this is your view onto gorgeous sunsets and trees. A great space for indoor plants as well!
In the living area, a wood stove offers a cozy spot to enjoy a winter fire, stream a movie or have a quiet place to read while enjoying the surrounding woods.
The bedroom also looks out on the woods and is large enough for a king-size bed. It also has two large closets with plenty of hanging space and shelving.
Most homeowners at Elderberry use the laundry room in the Common House, but this home also features a clothes washer in the bathroom (tucked into a convenient space under the staircase). You can hang clothes in the backyard or walk over to the Common House dryers. A spacious tiled shower has built-in shelves and provides easy walk-in access.
Then there’s the upstairs! The highlight here is a beautiful room to use as anything you want. The current owner’s visitors loved to stay here. The light and views from this room also make it ideal for a studio.
This second floor also provides access to one of the largest attics at Elderberry. We encourage downsizing at Elderberry, but just in case you have items you can’t part with, you’re in luck!

One last thing to mention on the second floor is a half-bath off the stairs – one of the few at Elderberry.
At Elderberry we are fond of our front porches! This big one has many times been used for a quiet cup of morning coffee or a Happy Hour with neighbors. And it’s the shortest walk from here to our gardens and to the trailhead for our miles of trails in the woods behind this house.
Technically, Elderberry backyards only extend ten feet behind your home, and this backyard and side yard are community property. Usually, the homeowner helps develop and maintain this space. But whether you choose to do that or not, you will get to listen to the peeper frogs and birds in the woods behind the house and savor blueberries planted in the side yard.
